Do you allow pets?
Yes — with a pet fee and an additional deposit. Breed and weight limits may apply depending on the home. Service and assistance animals are accommodated under fair housing law and are never charged a pet fee.
How long are your leases?
Twelve months to start. Residents in good standing are offered a renewal when the term is up — we would rather keep a good tenant than find a new one.
What’s the security deposit?
Typically one month’s rent. It can be higher depending on credit and rental history.
What do you look at on an application?
Income, credit, rental history, and a background check — weighed together rather than against a single cutoff. Requirements specific to a home are listed with it.
What does it cost to apply?
Application and screening fees are set and collected by TurboTenant, and shown to you before you pay anything. We don’t take application money directly.
Who handles lawn care and pest control?
It depends on the property and is spelled out in the lease. Ask before you apply if it matters to you.
Can I see a home before applying?
Yes. Showings are scheduled once a home is listed — email us and we’ll set a time.
How do I submit a maintenance request?
Through the TurboTenant resident portal, where it’s tracked and time-stamped. That reaches us faster than email.

- We never ask for a wire transfer, gift cards, Zelle, Venmo, or cash to hold a home.
- Nothing is due before you have toured the home and signed a lease in the portal.
